MOST IMPORTANT - get pre-approved BEFORE you shop. Getting pre-approved will you save yourself the grief of looking at houses you cant afford and put you in a better position to make a serious offer when you do find the right house. Pre-approval is different from pre-qualification. Pre-qualification is merely a cursory review of your finances, pre-approval is based on your actual income, debt and credit history.
Good credit will get you more home and a better interest rate. Since you most likely will need to get a mortgage to buy a house, you must make sure your credit history is as clean as possible. A few months before you start house hunting, order a copy of your credit report. Make sure the facts are correct. Should any problems appear, handle them quickly.
The Offer and Negotiation
When youve found the home of your dreams, move quickly. Try to line up data on at least three houses that have sold recently in the neighborhood. Calculate the difference between the original list price and the final price of the homes sold or let us do that for you. If you really want the house, dont lowball. The seller may get insulted and/or give up in disgust.
Theres no foolproof system for negotiating a fair price. What we can do is be creative about finding ways to satisfy the sellers needs. Remember, too, that your leverage depends on the pace of the market.
Frequent and Helpful Communication
Some people make decisions quickly, others need time to ponder and gather detailed information. There are different means of communication we all prefer, and in working with real estate clients we believe it is important to move at the pace of the client and communicate with them in their preferred manner.
As a client, you want to be able to reach for real estate broker quickly. Sometimes just listening is the right response. Laughter never hurts when things get intense in a transaction, and one of us is pretty funny. In the end, we value doing everything humanly possible to get a home sold or find the right home for a client.
This means being adaptable to our valued clients. A very young buyer may turn their nose up at phone calls or emails and prefer to mainly text as we find their perfect home. Others may not have the internet and will not care at all to hear about web hits and social media marketing.

Nothing is worse than someone pushing a product or service on you. Together, we counsel clients not to be quick to rush into one of the biggest purchases they will make. That would be illogical, though we can empathize with and understand many of the feelings and thoughts clients express.
